「無樓睇」齋睇相照入市 元朗爾巒複式戶連車位2,235萬平手離場

有買家對北部都會區的發展前景充滿信心,在「無樓睇」的情況下,依然以2,235萬元買入元朗爾巒一個花園複式戶連車位。

北部都會區概念備受市場注目,區內物業市場承接表現造好。中原地產元朗區高級資深區域營業經理蕭頌崴表示,分行新近促成元朗爾巒茵羅洛斯大道5座地下連花園複式單位成交,實用面積1,465平方呎,四房雙套房間隔,附連約1,373呎花園及連車位,叫價2,280萬元。單位仍有租客居住,不設睇樓,新近以2,235萬元沽出,折合實用呎價15,256元。


據了解,新買家為區內業主,鍾情爾巒環境舒適寧靜,亦對北部都會區發展前景充滿信心,決定換樓升級,上址屬特色戶,附設私家花園及泳池,放盤罕有,故即使無樓睇,只看相片亦照樣入市。


據悉,原業主於2014年3月以2,164.7萬元一手購入,車位買入價為110萬元,自住多年,因要配合小孩於港島上學,最近一年已搬出,並將單位租出,持貨8年轉售,帳面微蝕約39.7萬元或1.7%,不過計及租金收入,料平手離場。
