二手成交|內地專才斥1,050萬購凱旋門一房戶 慳稅近280萬

政府將雙辣稅改為「先免後徵」後,即有內地專才入市。坐擁維港迷人海景的九龍站凱旋門,一房戶剛獲內地專才以1,050萬元購入,造價時光回流2015年。

自上月底政府落實為樓市減辣後,過往受內地或境外客追捧的九龍站,成交持續回升。中原地產香港高鐵站分行經理胡鴻洲表示,本月至今九龍站暫錄約10宗成交,已比上月全月交投量升1倍。


其中,凱旋門觀星閣中層C室,實用面積415方呎,採一房間隔,座向正東方,向高鐵站開揚都市景,業主最初開價1350萬元,放盤1個月,多次調整叫價後,直到調整至1,138萬元終獲洽購,最新獲內地專才以1,050萬元承接,樓價重返2015年,實用呎價25,301元。


新買家為內地專才,正在港工作,一直有意置業,見雙辣稅改為「先免後徵」,即決定加快入市步伐,最終入市上址作新居。據悉,原業主於2007年以570萬元購入單位,持貨16年,是次轉手賬面獲利480萬元,期內升值84%。凱旋門乃九龍站上蓋豪宅指標之一,特色戶呎價曾經刷新達10萬元一呎紀錄。
