匯璽開放式戶SSD鬆綁即590萬沽 料輸約52萬元

美國自今年3月開始,先後6次加息,令樓市觀望氣氛轉濃。市區港鐵上蓋的匯璽,有業主或看淡後市選擇沽貨,手持的一個開放式戶,待額外印花稅(SSD)鬆綁後,即以590萬元售出,但低市價約10%。

差餉物業估價署日前公布,10月私人住宅樓價指數按月跌2.4%,市況轉弱下,部份業主看淡後市沽貨。香港置業首席聯席董事謝啟源表示,南昌站上蓋屋苑匯璽座中層E室沽出,實用面積約267方呎,屬開放式間隔,向東南望開揚景。


原業主2個月前,叫價約668萬元放盤,即吸引外區客洽詢,雙方經議價後減價約11.7%至590萬元易手,實用呎價約22,097元,低市價約10%。據了解,新買家為首置客,心儀單位位於港鐵站上蓋,而且價錢吸引,故睇樓數次後最終拍板入市。匯璽本月至今暫錄6宗成交,較上月同期4宗增加50%。


資料顯示,業主於2019年11月以約641.5萬元購入上述單位,持貨3年剛滿SSD沽售,帳面料虧損約51.5萬元,蝕幅約8.03%。
