二手成交|深水埗 | AVA 228蝕讓價385萬沽

政府寬減上車盤印花稅,為二手樓市帶來衝擊,刺激上車客加快入市步伐,惟個別納米樓仍需蝕讓收場。於2021年尾入伙的深水埗單幢物業AVA 228,最新錄得損手成交個案,中原地產西九龍區區域營業董事歐陽振邦表示,易手單位為深水埗AVA 228高層A室,實用面積203方呎,採開放式間隔,座向西南方,擁開揚都市景,最新以385萬元易手,折合實用呎價18,966元。據悉,原業主於2019年3月以407.5萬元購入單位,持貨4年,是次沽出帳面蝕讓22.5萬元,單位期內貶值6%。
