觀塘凱滙兩房873萬成交創近月新低持貨4年帳蝕約80萬離場

通關在即，惟樓價未見回升，連因「疫苗抽獎」而廣為人知的觀塘半新盤凱滙，一手業主亦要蝕讓離場。利嘉閣地產凱滙分行市務經理梁錦機(Kevin)表示，該行最新促成凱滙2座高層J室的二手成交個案，單位實用面積約485方呎，屬兩房間隔，以873萬元成交，折合實用面積呎價約18,000元，價錢破兩房單位近月新低。

凱滙位處觀塘裕民坊，分2期發展，共提供1999伙，於2021年入伙。據資料顯示，原業主於2018年以約953.28萬元一手向發展商購入上述單位，持貨約4年，現轉手帳面虧損約80.28萬元。

凱滙本月暫錄得約4宗成交，現時約有106個放盤，一房入場價由768萬元起，二房連多用途房入場價則由1,060萬元起。
