二手蝕讓|匯璽開放式戶減價逾7%易主 6年帳面貶值66萬

二手樓價跌勢未止,鐵路上蓋屋苑相繼淪陷。港鐵南昌站上蓋匯璽新近有開放式單位減價約7%後易手,原業主持貨約6年,帳面損失近66萬元。

利嘉閣聯席董事徐錦榮表示,匯璽2A期2B座高層H室,實用面積約267方呎,開放式間隔。單位屬極高層,視野廣闊。原叫價580萬元,最後減價42萬元或約7.2%,至538萬元沽出,呎價約20,150元。


據悉,原業主於2017年以603.8萬元購入單位,持貨約6年,現轉手帳面虧損約65.8萬元,單位期內跌價近11%。徐錦榮補充,該屋苑現時有約400個放盤,入場費由約580萬元。
