擁有雙鐵優勢的西九龍南昌站,上蓋物業匯璽,乃區內近年新貴。挾鐵路優勢,投資者斥資760萬元購入一個一房單位作收租之用,租金回報率望收3.2厘。

南昌站匯璽一房成交呎價

匯璽為港鐵上蓋項目,擁有港鐵東涌綫及屯馬綫之利,基座更設有商場,購物消閒方便。中原地產碧海藍天分行高級區域營業經理許永生表示,匯璽2B座中層F室,實用面積357平方呎,採一房間隔,享向東開揚都市景,最初開價780萬元,現減至760萬元沽出,呎價21,289元。


據悉,新買家為外區客,見近日樓價回落不少,決定加快入市步伐,有意購入上址作收租之用,估計市值租金可達2萬元,回報約3.2厘,議價後感合理即決定入市。據悉,原業主於2017年4月以715萬元購入單位,持貨7年,是次沽出單位賬面獲利45萬元離場。
